The Story of Village Home Services, FL LLC
For David, the story begins with family vacations in Orlando and Tampa Bay. His parents, David and Maryann, always loved Florida and dreamed of spending more time in the Sunshine State. In 2013, they discovered this unique community called The Villages. At first, it was just a few days of vacation — then a week, then two, then a month — and before long, they were spending entire seasons here.
By 2018, David and Ria finally decided to see what all the excitement was about. After stepping off the shuttle in Lake Sumter Square, they instantly understood what made The Villages so special. Like so many others, they fell in love at first sight.
In 2019, when David and Maryann lost their seasonal rental to an owner who decided to sell, David and Ria bought their first rental property. It quickly became a success, and in 2021 they added a second. Their love for the community grew right alongside their investment in it.
Soon after, Keith and Kris visited — and no surprise, they were hooked too. But as our families spent more time here, one challenge kept coming up: finding professional, reliable, and trustworthy services. Too often, contractors wouldn’t show up. Calls went unanswered. Property managers ignored renters or left town without telling anyone, leaving homeowners to figure things out themselves. Meanwhile, Keith often ended up doing the work himself — faster, better, and more reasonably than the businesses we had hired.
It became clear there was a need in The Villages for something different — a service built on the values we hold most dear: trust, reliability, professionalism, and clear communication.
Then life gave us the final push. Within a single year, we lost three of the pillars of our families: Ria and Kris’s father, Dimitrios; Keith’s mother, Ann; and David’s father, David. Each of them taught us the values we live and work by today — hard work, honesty, family, and caring for others. Their sudden passing brought us closer as a family and inspired us to take action.
Village Home Services was born from that moment. It’s more than a business — it’s our way of honoring our parents, serving our neighbors, and making sure homeowners and renters in The Villages always have a service they can truly count on.

David Belfatti
Co-Founder, Director of Operations & Marketing
David’s journey began working alongside his father in the family business during college, where he learned the values of hard work and integrity. He went on to launch a local magazine for families and children in Montgomery County, Pennsylvania, before building a career in marketing — eventually serving as Executive Vice President for a Northeast firm, overseeing operations from Maine to Maryland for more than 12 years.
In 2019, David purchased his first home in The Villages, followed by a second in 2021. While he loved the investment side of property ownership, he also discovered the lack of professional and reliable services available to owners and renters. That gap inspired the creation of Village Home Services.
Today, David draws on his marketing expertise, leadership experience, and personal perspective as a Villages homeowner to help others manage their properties with confidence. His focus on trust, reliability, professional service, and clear communication ensures homeowners enjoy peace of mind while renters enjoy a seamless, memorable Villages experience.
Outside of work, David embraces the lifestyle that makes The Villages special — listening to live music at the squares, cruising in a golf cart with a good cigar, or catching a game as a lifelong sports fan. Above all, he loves to laugh and have a great time, bringing the same energy and positivity to his work as he does to life.
Keith Kleintop
Co-Founder, Director of Handyman, Golf Cart Services & Home Services
Keith began his career in construction at the age of 18, building decks and quickly proving his determination and skill. Within just two years, he advanced from laborer to foreman, with his strong work ethic on full display. From decks to full renovations, Keith steadily expanded his expertise and eventually launched his own general contracting company, handling complete renovation projects ranging from homes to businesses to large buildings.
Over the years, Keith has built a reputation as someone who can truly do it all when it comes to creating, repairing, or improving a property. At Village Home Services, he oversees inspections, handyman services, and even the customization of golf carts — each built with the same dedication and craftsmanship he’s known for.
Keith’s professionalism is matched by his approachable nature, and if you spot him at the squares, you might just see his version of dancing — a mix of legs and arms he swears counts as rhythm.
Ria Belfatti
Director of Sales & Client Relations
Ria’s work ethic and love for client service began early in Northeast Philadelphia, where she worked alongside her father, Dimitrios, a master Saab mechanic and owner of Precision Plus. She learned how to run the backend of the business and quickly developed a knack for connecting with people — giving off what friends call a true Mona Lisa Vito vibe. As she expanded the business’s marketing efforts, Ria discovered a passion for helping businesses grow.
That passion carried her into the marketing industry, where she quickly rose to become the lead sales representative at her agency within just a year. Her drive, natural sales ability, and talent for marketing strategy set the foundation for her role at Village Home Services.
Today, Ria combines her strong knowledge of sales, marketing, and client care with a warm, approachable style. She takes a client-first approach, ensuring homeowners receive professional, reliable support and renters find the perfect vacation home. Her ability to balance expertise with genuine care is what makes clients feel confident and supported every step of the way.
Outside of work, Ria embraces The Villages lifestyle — you can often catch her at the squares, dancing to live music, and keeping a special eye on the lead guitarist, a role she once filled herself as a guitar player.
Kris Kleintop
Director of Administration & Client Care
Kris’s work ethic started early. At 16, she began working for her father, Dimitrios, at his automotive shop, Precision Plus. By 18, she was still helping at the family business while earning her cosmetology degree — a balance that showed her natural drive and determination.
Her love of style led her to become a stylist, and by 25 she had opened her own salon. By the age of 30, she owned the largest salon in the area. Owning and growing her business taught Kris the importance of being organized, detail-oriented, and business savvy. She quickly learned that success comes from paying attention to every detail and following through on every commitment.
At Village Home Services, Kris brings that same focus — dotting every “i,” crossing every “t,” and always getting to the bottom of any issue. Although she works behind the scenes much of the time, Kris’s influence is felt in every part of the business. Her organization and attention to detail ensure that homeowners and renters alike enjoy a seamless, professional experience. And if you happen to see her at the squares, she’s likely checking out the clothing shops, keeping her sense of style as sharp as ever.
